Our Experience, Credentials, Track Record, and Awards
Real estate has been my life for as long as I can remember. Even growing up, I can still describe each and every home I lived in. There were plenty of homes to remember! Because my dad was in the construction business, during the first twelve years of my life we moved a lot, mostly back and forth between Colorado and Pennsylvania. I spent most of my growing up years here in Denver and in Fort Collins, just 60 miles to the north. I learned to love the mountains and our wonderful, but frequently unpredictable, Colorado climate. About 30 years ago I decided to become a REALTOR® and that meant having to go back to school again. I had earlier earned my Bachelor of Science degree in Education from the University of Colorado while raising three small children and holding down a part-time job. I taught elementary school in Colorado Springs until my husband's work took us to Albuquerque, New Mexico. That's where the "real estate bug" big me and I've been happily infected with it ever since! Since 1977 I've sold hundreds and hundreds of homes to happy, satisfied buyers. I've taken over 3500 hours of additional advanced training in all aspects of real estate, including commercial investment and residential and commercial appraising. I've sold bulk land to builders for millions of dollars, vacant lots, single-family homes and condominiums both large and small. I've managed new home construction and commercial retrofit projects. For six years I was a land development company's principal broker, dealing with builders and buyers on a daily basis. I've experienced planning, management and sales responsibilities for five condominium development projects in two states. I've serviced on an environmental task force considering the impact of future development and I've spent many hours as a member of boards of directors of two homeowners' associations.
After 10 years of working in a corporate real estate environment, I chose to return to my first love - residential real estate. All my experience has taught me that there's nothing I'd rather do than serve people as their real estate consultant and advisor! This is my full-time job and I am truly blessed to have found success in a career that I love! I love my family - my husband, Bert, whose professional engineering background and constant encouragement and support are my foundation; my grandchildren with whom I love playing games and just "hanging out"; and our recently adopted, sweet little 2 year-old Yorkie-Poo. All are close to my heart and act as a balance to my intense concentration on my business!
Other designations earned and educational and experience requirements I've completed include the GRI (Graduate REALTOR Institute), CRS (Certified Residential Specialist, a national designation awarded to only 4% of all REALTORS), ABR (Accredited Buyer Representative). In addition I'm a member of NAR (National Association of REALTORS), CAR (Colorado Association of REALTORS) and JCAR (Jefferson County Association of REALTORS®). Most recently I earned the respected ePRO Certification, awarded after an intense 60 hours of on-line training in using the Internet. We are commited to being "life-long" learners - the only path which can provide the continuing quality of service that the Joan Shaffer Group proudly guarantees to all of our clients! You can count on us!

Making An Offer >Making Your Offer
When you find the right home, what can you do to maximize your chances of actually getting it? The first step you should take is to make a prompt offer.
Whether you are in a buyers' or sellers' market, taking too much time to initiate an offer can cost you money, especially if you are planning to offer less than the asking price or will be asking for special terms. If your offer is the only one on the table, the sellers will consider it, and if they don't accept it, they may make a good counter offer. While you are "sleeping on it", however, you risk the possibility of another offer coming in. If another buyer appears on the scene, you lose an important advantage while you and the sellers are going back and forth with offers and counter offers. A buyer who really wants that special house will make the best possible offer --as quickly as possible.
