 How to Make Your Home Sell FASTER !
Scrub till it sparkles!
It sounds obvious, but experts say sellers often overlook this easy fix. Vacuum behind couches and under the bed. Scrub out stains in the carpet or have it professionally cleaned, and wash all of the windows inside and out. Scour ceiling fans and polish doorknobs. Clean under sinks and scrub the pipes to make them shine. Wipe down the furnace and water heater too! Clean out the garage, clean up any stains and touch up the paint on the doors. When things "sparkle" houses sell!
Clobber the Clutter!
Go room by room and purge. The less stuff you have, the bigger the house will seem. Get rid of anything personal: kids' trophies, wedding pictures and college banners make buyers feel like intruders. You want them to walk through a house that could be theirs, not as a guest in your home. Take all these personal items - plus everything you don't use every day - and pack them away.
A word of caution: don't shove them in a cabinet or the garage. Buyers will open overstuffed closets and scream, "This house lacks storage space!" Rent a storage space or have a yard sale. It will simplify your move as well!
Pay attention to details!
Go through your entire to-do list, then do and redo. That means patching any holes in the walls, fixing leaky faucets and replacing burned-out light bulbs. Buy fresh towels and put all the toilet lids down. Hide wastebaskets. Play soft music (tuned to the same station) throughout the house. Put dirty dishes in the dishwasher. Alphabetize your spice jars and line up all the shoes in your closet. Play up the zones in your garage...designate one area for sporting goods, one for lawn care, one for seasonal decorations, etc. "Organization helps sell a home," says Lisa LaPorta, a designer on HGTV's Designed To Sell.

Financing Your Home >Mortgage Fears
It is not unusual for home buyers to feel that the lender is being very critical during the loan approval process. The buyer is required to provide all kinds of financial information, and then the lender asks for more. If this is your experience, and the process seems discouraging, remember that none of this is personal!
Some lenders have more stringent requirements than others, but every lender requires a substantial amount of documentation on a mortgage loan. They must verify employment, credit history, and recent financial transactions involving your liquid assets. If your Visa payment was late, they may ask for a letter explaining why. If you are self-employed, they will ask for tax returns from at least three years and probably a year-to-date profit and loss statement.
Government regulations require mortgage companies to document everything. And while the loan officer may know that you are a reliable risk, the underwriters must be able to defend the loan to a federal bank examiner or auditor.
