Staging Your Home for a Quick Sale
1. Take a fresh look at your house from across the street. Make a "frame" with your fingers on both hands and focus on what a buyer will see when they pull up in front of your house. After we live in a house for a while, it's easy to stop noticing what needs fixing, cleaning or touching up. Do you think "wow, what happened here?" or "wow, what a great house!"?
2. Green up the grass and clean up the yard. Fix bare spots in the lawn. Prune trees and bushes, weed and clean up the yard. Fill flower beds and planters that are appropriate to the season. Remove toys and other items from the yard and discard or store elsewhere.
3. Check drainage around your house. If the ground slopes and water gets into your foundation it will cause damage. Be sure gutters and downspouts empty away from the house.
4. Wash the windows and paint or stain porches and decks. Our Colorado climate is damaging to wood surfaces. If porch railings are shaky, get them repaired for safety.
5. Refresh paint. If you can't afford to paint the whole house, at least repaint the trim. Make doors and windows pop. Choose a neutral color that fits into the neighborhood but sets your house apart.
6. Focus on the entry. Is the sidewalk or driveway cracked and worn? If replacing them is out of the budget, add a stone or brick border and fix or replace uneven walkways.
7. Pay attention to the details. If the outdoor light fixtures look weathered or the door handle looks worn, repaint or replace them. New address numbers, a new mailbox and fresh doormat shows you care. Shiny, new metal makes the front entry perk up!

When you buy a house you are asked to sign an amazing number of documents, especially if you are obtaining a mortgage loan. It is prudent to read all of the papers before signing them, but it may not be practical to do this at the actual closing. There is a way you can read everything first without holding up the closing.
The title company should have the papers ready for your review several days before the closing, but sometimes the lender delivers the paperwork at the last minute. If you insist on reading the fine print on every page, you will probably draw some serious groans from the others at the table. One practical solution is to request copies of all of the standard forms a week before the closing, so that you can read them at your leisure. At the closing you need only to make sure that the information is filled in correctly.
