Founded in 1858, Denver became the territorial capital in 1867. Silver and gold strikes in the 1870's-1880's ushered in prosperity. 

Today Denver, population of about 2.4 million, boasts one of the world's largest sheep markets and is also one of the foremost cattle markets west of the Mississippi River! 

Denver is regional headquarters for several U.S. government agencies and a base for many firms in high-tech research and development. Thousands come to Denver every year for education; institutions such as the University of Denver, University of Colorado at Denver, University of Colorado Health Sciences, Regis University and Metropolitan State College of Denver. Cultural institutions include the Denver Art Museum. Attractions are diverse, from the intricate floral designs of Six Flags Elitch Gardens to Invesco Field at Mile High

The Greater Metropolitan Area of Denver includes seven counties, each of which have a different Property Tax Mill Levy apportionment. Residential assessments are determined by the sales of similar homes in a community which are sold within a specific 18-month period. Property is re-appraised for tax purposes every odd-numbered year (2001, 2003, 2005, etc.) The Tax Assessment Percentage is determined by the Colorado legislature every year. During 2004, the assessment percentage on residential property is 7.96%. 

For example, the property tax on a $200,000 home in Denver County would be calculated as follows: 

Actual Value x Assessment x Mill Levy = Tax
$200,000 x .0796 x.059855 = $952.89

Nestled between the foothills of the Rockies and the unique North and South Table Mountains, yet only 30 minutes from downtown Denver, Golden served as Colorado's Territorial capital from 1862-1867 and was incorporated in 1871. Golden has a Council/City Manager form of Government.   • Golden has four fire stations staffed by 7 paid staff and 52 volunteers.
  • Golden has one police station with 41 officers and a full complement of support staff and 25 vehicles, 7 of them unmarked.
  • Golden's water supply provides enough water to fill 12 football fields with 1 foot of water each day!
  • The newly constructed 2000 acre-foot Guanella Reservoir has been filling this spring, adding to the City's existing water supply, and will increase Golden's water storage capacity by more than 3.5 times to help protect the City against future droughts.
  • Recreation has a high priority in Golden with 16 parks, 2 swimming pools, 5 tennis courts, a golf course, 2 skate parks and a world-class kayaking course. The Parks & Recreation Department offers over 39 recreational opportunities for youth including pre-school, ballet, in-line hockey, music, art and all type of sports. There are also a number of programs for adults and seniors.
Fossil Trace Golf Club
Fossil Trace boasts 18 holes and challenges for every golfer, novice to expert. Golf, Golf Digest and Colorado Avid Golfer all have named Fossil Trace one of the best new courses anywhere.

Fossil Trace combines a foothills backdrop with a golf course of superior design that incorporates 64-million-old fossils of palm fronds, triceratops footprints, and remnants of early mining operations with limestone walls and sandstone pillars.

Look for Fossil Trace on Illinois Street, next to The Splash. It's open from sunrise to sunset. Daily fees range from $28 to $50, depending on residency, day of the week and age of the player. For more information, call (303)277-8750 or click on Fossil Trace.

Water Park The Splash Aquatics Park
The Splash has something for every swimmer: a 25-meter pool, diving board, children's pool with slides and toys, and wet-sand and fountain-spray play areas. The Splash is located next to Fossil Trace Golf Club. It opens for the season Memorial Day weekend. Daily fees range from $2.50 to $8.50, depending on the swimmer's age and residency. Season and 10-punch passes are available. Lawn chairs and shade awnings are provided.

Hiking
Need a brisk walk or a relaxing stroll through open space? Try the easy-to-moderate trails that start at Tony Grampsas Park. Or would a tougher trek suit your needs? Don't underestimate Golden Cliffs or Nightbird Gulch, where grades reach 25 percent.

The Golden Community Center incorporates an indoor leisure pool with water slide, hot tub, indoor lap pool and dry sauna, indoor running track, cardiovascular area, free weight area, circuit training area, large gymnasium, preschool and child care rooms with tot lot, climbing wall, community room, administrative offices, pottery and dry craft rooms, individual meeting rooms, drop-in older adult area. Searching for a new picnic spot? Different monkey bars to challenge your youngsters? A change of view? Time to visit a new park. Golden has 15 parks, from the historic Parfet Park downtown, to the new Tony Grampsas Memorial Sports Complex.

As a homebuyer, you may have found the perfect new house for your growing family, but what if it is a little out of your price range? You might list your current home for more than it is worth and be lucky enough to find a qualified buyer who is willing to pay the price, but it is impossible to know in advance what your home will sell for.

If you want to sell your home quickly, have a frank and detailed conversation with your real estate agent to determine the best price for the house. Setting your price within 5% of the fair market value of your home greatly increases your chances of getting solid offers that will result in a relatively quick sale.

Don't buy and sell so close to your target amount that you become anxious when the numbers don't meet your expectations. There may be other approaches, such as adjustable rate mortgages or owner financing, to increase your buying power and get you into that new home. When you are selling one home and buying another, you will need more than good luck. You will need a highly professional and experienced real estate agent who can give you solid advice on how to make the transaction work for your particular requirements.
